Hartford Corporate Site – Simsbury, CT


The Gateway Planning Team was hired jointly by The Hartford and the Town to lead the process for the redesign, rezoning and reuse of The Hartford Insurance Office Campus in Simsbury, Connecticut. Coordinating with The Hartford’s broker, CBRE, the Gateway Team brought together the best national and local experts including Kimley Horn and Catalyst Commercial to develop a market-based approach.


Sited on the Farmington River and Hopmeadow Road, the property contains a 600,000 square foot Class A Office Complex with a Data Center, along with 40 acres of adjacent land suitable for new development. This project offers the Simsbury Community an opportunity to replace a major employer with additional employers, expanded residential options and boutique retail for this community located in a beautiful area of New England with quick access to New York, Hartford and Boston. After undertaking a market study and delving into the community’s preferences, the Gateway Team developed a series of redevelopment scenarios including the reuse of the corporate campus building as a major destination for employment, healthcare, bioscience and data services. The scenarios also include various options for the adjacent land for a new neighborhood on the river.


The initiative is culminating with the creation of a market-responsive form-based code that embraces both the reuse of the existing Class A Office Building and the adjacent land for new development. At the same time, the Gateway Team is working closely with The Hartford, CBRE, the Town of Simsbury and the State Economic Development Commission to position the property for a new purchaser or tenant.
